Allow me to explain. Just as a landlord rents out an investment property to a tenant, the same strategy has existed within the stock market since 1973. In
this case, an educated investor will receive an income rental for simply renting out their share portfolio.

However, as it stands now, millions of uneducated stockholders worldwide will simply buy shares and maintain them devoid of any rental income. This is the equivalent to a property investor having ten or twenty investment properties and maintaining them vacant, not realising they could rent out these properties all along.

As an example, let’s assume you bought shares that were valued at $20.00 each.
If you received six per cent rental for the month per share, that would equate to $1.20 in rental premium per share. Now if we calculated the real cost of the share incorporating the rental premium, you would now have the share wholesale rate of $18.80. This means the real purchase cost of share was to drop by $1.20 in price.

What Is Tax Lien Investing?

Tax lien investing is the act of buying the delinquent tax lien on a property that is in the first lien position, or that has first priority from any liquidation of the collateral that secures the loan. This gives you the right to take the deed of the property if the owner does not pay off the entire delinquent tax amount, plus any fees within the redemption period, typically 120 days.

In most cases, the owner has had months, if not years to pay the taxes before the bidding process. An extra 120 days does not usually change anything.

Are Tax Lien Certificates A Good Investment?

For 5 Day Weekenders, tax lien certificates can certainly be an excellent investment to add to a portfolio. But you want to make sure that you do your research. Know as much as you can about the property, the neighborhood and the town in general. You never want to get stuck with a property with no upside. 
Let me explain. 

As a lienholder, you are entitled to your principal money back PLUS the interest determined by the state where you hold the lien certificate. 

For example, in Georgia, the rate is 20%. So you would be making 20% each year on your investment. You might ask why, if the property owner didn't pay the county, why would I be receiving the interest. 

That's because as the lienholder the law states that you essentially have first right to the property should the owner fail to pay in the grace period. The bottom line is that the owner must pay you 100% of your lien certificate and ALL accumulated interest, or the property is yours. This is what is meant by your investment being “guaranteed.” It’s 100% backed by the local, state and federal laws.

Property tax liens can be a viable investment alternative for experienced investors familiar with the real estate market. Those who know what they are doing and take the time to research the properties upon which they buy liens can generate substantial profits over time. However, the potential risks render this arena inappropriate for unsophisticated investors. 

Some $426 billion in state and local tax on real estate is owed in the U.S. each year. If a property owner doesn't pay up, a tax lien can be slapped on their property. Twenty-eight states, Washington, D.C., Puerto Rico and the U.S. Virgin Islands allow those liens to be sold to private investors, and about $6 billion in liens come up for sale each year. The local government gets its cash immediately, and the buyer gets the right to collect the delinquent tax, a penalty and interest on the late payment that can (in theory) run as high as 12% to 36% a year, depending on the state.
